I work with self-employed borrowers every week, and the same mistakes come up over and over. The frustrating part is that most of these are easily avoidable if you know what to watch for before you apply.
Banks and credit unions offer their own products at their own rates. If your tax return shows $85K but you actually earn $200K, the bank can only work with the $85K. They don't have bank statement programs, P&L loans, or 1099-based qualification. They'll just decline you.
A broker has access to over 150 wholesale lenders, including those that specialize in self-employed borrowers. Always talk to a broker first.
A shocking number of self-employed borrowers don't know these exist. Bank statement loans use 12-24 months of your actual deposits to calculate income instead of tax returns. If your deposits are strong and consistent, you can qualify for significantly more than your tax return would allow.
When you run business expenses through your personal account (or vice versa), it creates a mess during underwriting. The lender has to figure out which deposits are income and which are transfers, refunds, or loans. Keep your accounts separate. If they're already messy, a P&L program with a CPA letter may be your cleaner path.
If your CPA just filed your return and maximized deductions (as they should), your AGI is at its lowest. If you can, get pre-approved before filing. Once the return is filed, that's the income the lender has to use for conventional qualification. Timing matters.
This is the biggest one. People hear "no" from one lender and assume the answer is no everywhere. It's not. The lender said no. The right program at the right lender might say yes. I've closed loans for borrowers who were declined 2-3 times elsewhere, simply by matching them to the correct product.
