How many investment properties can I finance?
With conventional financing, Fannie Mae caps you at 10 financed properties. With DSCR and non-QM programs, there's no standard limit, the constraints are your credit profile, liquidity, and each property's economics. I work with investors who carry 10+ simultaneous investment mortgages.
What's the minimum down payment?
Typically 15-25% depending on the program, property type, and credit. Conventional investment loans start at 15% for single-family with strong credit. DSCR loans typically require 20-25%. Multi-unit (5+) generally requires 25-30%.
Can I refinance out of a hard money loan?
Yes, this is one of the most common scenarios I handle. If you purchased with hard money and have completed your rehab, I can refinance you into permanent financing at significantly lower rates. I work with lenders who specialize in these bridge-to-perm transitions.
Can I finance investment properties outside California?
Yes. For business purpose loans (investment properties), I can originate in most states nationwide. For primary residence purchases, I'm currently licensed in AZ, CA, IL, MI, MN, NH, NJ, TX, and WA.
